Buying, selling & leasing

When a property in Auranga changes hands or is rented out, the ARA needs a few things from you so its member records stay accurate.

Buying

When you buy a property in Auranga you automatically become a member of the Association. Immediately after settlement, email the following to [email protected]

  1. A signed copy of the Deed of Covenant, with all details completed.
  2. Confirmation that your levy has been paid.

Selling

When you sell, follow these steps so you are removed from the member register. Until then you remain liable for any amounts owed to the Association.

  1. Contact ARA – [email protected]
  2. Confirm you will cover the legal fee for preparing the ownership transfer, and provide: the legal name of the purchasing entity, a copy of the property title, and the property’s official address.
  3. ARA will send you a Statement of Accounts and the Deed of Covenant for the purchaser to sign.
  4. On settlement, send the ARA confirmation of payment for the ownership transfer (and any outstanding amounts), and a copy of the Deed of Covenant signed by the purchaser.

See section 10.2 of the Constitution for more information.

Leasing

If you lease your property for 32 days or longer, there are a few steps to follow. As the owner (member), you remain responsible for making sure tenants follow the bylaws, and that there is enough parking on the property for all vehicles.

  • Attach a copy of the Auranga Constitution & Bylaws to the lease.
  • If you use a letting agent, make sure they know the Constitution & Bylaws and can explain them briefly to tenants.
  • Send the ARA a copy of the tenancy agreement, clearly showing the occupiers’ details.
  • If you use a property manager, give the ARA their contact details.

See sections 10.3 and 11 of the Constitution for more information.
